The service

High pressure washing on a strata property is the cleaning of hard surfaces such as car parks, driveways, paths, patios and bin stores to remove moss, algae, oil staining and built-up grime. It is one of the few maintenance jobs where the result is obvious to everyone on site the same day.

It is also the easiest job for a committee to approve, because the before-and-after photos make the spend self-evident. Every pressure washing job includes them as standard.

Moss and algae are a liability, not just a look

Shaded paths and south-facing stairs in Adelaide grow a film that turns genuinely slippery after rain. On common property that is a trip-and-fall exposure sitting in plain sight. Scheduled washing of the shaded runs is usually the cheapest risk control a committee has available to it.

02

Pressure matched to the surface

Full pressure into old mortar, soft paving or painted render does damage that costs more than the clean. Surfaces get treated at a pressure and with a nozzle that suits them, and where a surface should not be washed at all we say so before starting rather than after.

FAQs

High Pressure Washing questions

How often should a strata car park be pressure washed?

+

Most complexes get real value from an annual or biannual clean, timed before a busy period or an AGM. Shaded paths and stairs that grow moss often need a more frequent pass than the open car park does, so it is common to split the site into areas on different cycles.

Will pressure washing remove oil stains from the car park?

+

Most of it, usually. Fresh oil lifts well. Old stains that have soaked into porous concrete will lighten substantially but rarely disappear completely, and we would rather tell you that at quote stage than have the committee expecting a result the surface cannot give.

Do residents need to move their cars?

+

Yes, for the bays being cleaned. We give notice ahead of the visit and normally work the car park in sections so the whole complex is never blocked at once.
